Wow, what a learning experience. I hope you can learn from my mistake. I called Jeff Gray to ask him if he knew of a mortgage broker that did mobile homes. (Jeff was my first mistake.) He recommended Raymond Priest at First Mortgage Corporation of South Carolina, 107 N Tugaloo St, Walhalla. (864-718-7405) I had my friend/buyer agent client (second mistake dealing with friends) go into Raymond Priest’s office and get pre-qualified (my third mistake) for the mobile home before we made our offer. Raymond, within 24 hours, let my client and I know he was approved for a 95% loan. We wrote a contract to a FSBO seller (their mistake, not having representation) with a 90% loan clause, closing in 4 weeks. The appraisal was fine. Inspection was fine. Everything looked good. The unrepresented seller kept getting bad info from Raymond Priest and his staff of zeros regarding closing cost. Raymond coerced my client into accepting his favorite attorney in Anderson to close the deal. He said my client picked him out??? My client, the seller, the home, Raymond and myself are all in Walhalla, why in the world do we have to go the Anderson to close this deal? (Stupid) Now it’s Monday three days before closing and Raymond calls my client and tells him the “bank” changed the terms to 80% loan and he would need to come up with 20% down. My client said “no way”, then Raymond Priest said he would check with another bank. This was another mistake by Raymond; he should have attempted to resolve the problem before telling anyone there was a problem. Duh! He calls my client back the same day and tells him he is approved with Wells Fargo @ 7.25% (ouch), clients says fine so the deal is back on, but closing is delayed until next week. I call the unrepresented sellers and broke the news to them. This is when they told me they were sleeping on a mattress on the floor, because they had moved everything out already. (You see where I’m going with this right). By this time Raymond Priest will not take my calls and will only talk to my client in person for fear of documentation of this ordeal. It is now the following Monday and we are to close on Thursday, once again Raymond Priest calls to break the news that Wells Fargo is now at 85% and he needed another 5% down to close. Of course I could have gone to the unrepresented sellers and suggested they hold a small second mortgage to close the deal. But then Raymond Priest gave legal advice to my client when he told him he didn’t have to close the deal if he didn’t want to. Beware of Raymond Priest and First Mortgage Corporation in Walhalla. I have told this story to a few more experienced locals and they knew all about this scammer. This guy needs to be out of business, he prays on the weak. Fortunately my meetings with Raymond were tape recorded and documented for my protection. I will take this LLR. I hope you’ve learned from my mistakes. Francis X.
